Self building is the ream of many, but when you put it into reality it really does need to be a success.
The Plot Some schemes are in place to help find the correct building plot for your project, it's never an easy task but it certainly shouldn't be quite as difficult as it has been in the past. Get yourself on the registers and research yourself too. Do get help There are many annual shows and exhibitions and workshops, for example contact the National Self Build and renovation Group or the National Custom and Self Build Association . As more people self build more and more is available to help you through the processes. Finance getting a self build mortgage is another aspect of the build. These normally consist of stage payment, each time a stage is completed and approved by the lender they will release another chunk of money for the build to use to continue. Once complete a competitive mortgage should be researched for the reminder of the monies to be paid. Claim back you VAT As a self builder you need to save every single receipt with tax added and keep them all together in a very safe place. Once the build is complete the VAT paid along the way can be claimed back, but this can only be done once and within three months of the build completing, ensure you claim every penny you can on your first and final claim. Details and image taken from: http://www.thisismoney.co.uk/ A serial self builder, Alexa Ergatoudis, has created an open space loft style living home in Surrey in a narrow space between to period properties in a conservation area new Hampton Court. The plot was bought with planning permission for a four bed house, three visits to the planners and the traditional exterior appearance with a New York loft style interior was approved for building. The aim was to create an open plan home with the ability to see from one end to another. Though open plan there are structured sections of living spaces, each designed for their purpose. The same wooden flooring has been used throughout but these are laid in different directions and patterns to help distinguish spaces. The kitchen/diner boasts a double height ceiling with exposed structural steel beams and an exposed brick wall. Large amounts of glass have been used to join the house to the garden but not in the common sense, no bi-folding doors have been used, everyone uses these now.
Information and images taken from www.telegraph.co.uk When compared to other European countries the UK is lacking behind with the number of completed self builds.
The government has been trying to combat this with several incentives which try to increase the number of self build projects. Right to Build was launched in 2014 with the aim to help self builds actually get started. April 2016 saw the launch of councils having to keep a register of those interested in self build hoping that this should mean they gain knowledge of the amounts of land that will be required in the future. It is hope expected that self build will increase by around 5% during 2016. Future rises should then be around seven to ten percent. Information take from www.the planner.co.uk Have you heard of The Tiny House Expedition? A documentary making couple decided to sell up and build themselves and their son a tiny travelling home to travel the USA and along the way to film a documentary about their travels and experiences.
Their home is just 130 square foot but has all the modern family could need and cost just £15,000 to complete, this included using mainly recycled materials. It has a fully working kitchen, pantry, living room, WC, shower and two bedrooms! On their travel they even came across a community of tiny home owners in Texas who would like to be the tiny house capital of the US. The hardest part of self build is finding a plot of suitable land, for sale and that can get the planning permission required. Some can search for years, continually contacting locals, farmers, land owners, estate agents, occupied plots and considering troublesome plots to be able to build in the area chosen. With the Government wanting to double the amount of self builds to 20,000 by 2020 local councils will have to keep a register of self builders to help them plan for potential land requirements. Image and details taken from: www.telegraph.co.uk It is likely that a plot for 126 homes will be approved by Councillors, the plot is on the outskirts of Soham and will include public open spaces, a cemetery extension, hedgerow maintenance, 38 of the homes will be classed as 'affordable' and there will also be 6 plots for self builders.
Planning officers are not apposed to the plans and minimal reaction has been given by neighbouring people. Many homes planned can be adapted to suit the disabled or elderly and some home planned are bungalows. Image and images taken from www.elystandard.co.uk What used to be Silver Sand Garden centre in Faversham, Kent is soon to be a housing development but not as we know it.
If you want to live in Kent and you want to self build your home this may be the plot for you. Potton has announced a new scheme called Cherrywood. This will consist of 14 building plots for self builders, the designs are finalised and planning permission has been gained. All homes have excellent energy efficiency and meet the standard for Passivhaus build. There is scope for individuals to change designs sightly but in the main the scheme is designed to use Potton's timber build systems ensuring self builders complete with a house where less time has been spent at the design stage lowering risks throughout. Image and information taken from: www.kentnews.co.uk A scheme in Graven Hill, Bicester is helping those who can't afford to buy their first house to actually build it themselves and in turn get onto the property ladder.
In the first month of the scheme more than 100 people showed an interest in the scheme which begins with the purchase of a building plot. Building plots of varying sizes are available to cater for different needs. The first ten plots will be able to buy a Golden Brick which then means once they have a plot they also have the foundations and a ten year structural warranty included too. These first ten properties will be followed throughout their development on the Channel 4 show - Grand Designs. The sales phone lines have been open since mid August 2016. More details of the project can be gained by emailing info@gravehill.co.uk. main details taken from: www.oxfordmail.co.uk In April 2016 the Scottish Government announced a £4m Highland Self Build Fund. This fund is available to people living in the Highland Council area to encourage house building. Loans of up to £175,000 are available.
This pilot scheme will run for two years to help those wanting to self build but with limited resources. |
